Kings Forest lots are smaller than typical residential blocks, many carry easements that restrict pool placement, and once your home is built, there may not be enough access for the heavy machinery needed for excavation. Dynamic Pool Designs has extensive experience working closely with almost all of the larger project builders and many of the custom local builders to get the construction timing right from day one to ensure your pool build can be seamlessly built to your house builder’s schedule.
Most Kings Forest blocks are compact. Once the home is finished, many designs take up the majority of the available land and access, leaving little clearance for excavators, bobcats, and cranes.
When a pool is built after the home, contractors are forced into tighter spaces with smaller machinery, which takes longer, costs more, and risks damage to your new home and landscaping.
Building the pool before or during your home build, while access is still open, significantly reduces cost and construction disruption.
No, and this catches many people and builders off guard. Tweed Shire Council requires that a dwelling approval be in place before a pool can be lodged. (this is actually a new rule that was implemented in 2025) That means your pool approval timing must be carefully coordinated with your home DA or CDC lodgement.

Depending on your lot size and pool placement, your pool may qualify for a Complying Development Certificate (CDC); otherwise, it will require a full Development Application (DA).
CDC is faster, typically 10–20 business days, but has strict setback and siting requirements that are harder to meet on small or easement-affected blocks.
DA takes longer but allows more design flexibility. Our design team and internal compliance department assess your specific conditions, recommend the right pathway, and manage the entire lodgement for you.
An easement is a legal right that allows a third party, usually the council or a utility (sewer/electricity), to access part of your land for infrastructure.
You can’t build a pool, or any permanent structure, over or within the buffer zone of an easement.
We recommend you check your building plans as they are always noted on the site. Many of the Kings Forest lots have easements running through them, which can significantly limit where a pool can go.
